Here are 6 things to do before you list your home
Declutter
Seems super simple and it is. We mean really declutter. If you have oversized furniture that takes up majority of a room, move it into the basement, garage or storage. When we stage your home we use furniture that fits.

Depersonalize
Remove all religious artifacts, anything political and of course any personal identifying items. We even go as far as saying to paint (next point) your room back to a more neutral colour vs the choices you liked. We want to showcase your home to appeal to as many buyers as possible. Your orange stripped walls may not be for everyone.
When you remove your personal items from a home it gives room during negotiation. Showing your doctorate degree on a wall may bring in low ball offers in a buyers’ market. It’s the perception that we as agents always are always trying to control.
Paint
Paint goes a long way. Whether you have been in the home for years, had a tenant in there or been there for a little bit, painting will modernize the space. Try OC-22 from Benjamin Moore, contact us for our supplier out of the Markham store.
Don’t forget your doors, baseboards and trim!

Landscape
The front of your house is the face of your home. Give it a lift with some flowers, fix uneven surfaces and work on the grass. If you want to go one step further – paint your front door a deep blue or green. Think about where buyers are when they first see your home, while waiting for your agent to open the lockbox. They are looking around everywhere, checking the roof, downspouts, etc.
The Little Things
Here’s a list of things to do that you may overlook but make a big difference.
- Replace yellow light bulbs with white bulbs
- Fix any loose knobs, handles, toilet seats
- Fix dripping faucets
- Caulk the tub, baseboards, windows and anywhere else that requires sealing
Clean
Hate cleaning? Well we do that for you. Part of our services is to come in and clean and stage. Leave that part to us!
These are the small details that can make a huge difference. For bigger ticket items that are worth doing before you sell let’s chat at your home evaluation appointment.
